What Are the Hidden Risks of Buying Coastal Property in NC?
Buying a home on the North Carolina coast can be one of the best investments you'll ever make—but there are a few hidden risks that many buyers don't notice during a showing. Here are two that I always tell my clients to watch for.
1. Crawlspace Moisture
When touring a home, most buyers never really inspect the crawlspace. They might peek through the access door and move on.
Instead, bring a flashlight.
Look for a clean crawlspace with a properly installed vapor barrier. Even better, see if it's encapsulated and equipped with a dehumidifier. Those are signs the homeowner has taken moisture control seriously.
Next, look up. Is the insulation hanging down or falling? That's often a sign that excess moisture has been present. Over time, moisture can lead to mold, wood rot, and even damage to the floor joists, which are an important structural component of the home.
2. Water Depth at the Dock
A waterfront home doesn't always mean you have deep water access.
Many properties throughout Down East Carteret County and other waterfront areas are tide dependent. At low tide, there may not be enough water to get your boat in or out of the canal or creek.
If you're buying a waterfront property, don't just visit once. Try to see the home during low tide so you know exactly what your access looks like when the water is at its lowest.

These are just two of the hidden risks I encourage buyers to consider before purchasing a coastal home. The good news is that most of these issues can be identified before you close—you just need to know what to look for.
